Startup Idea: Rental Property Management Software

On the side, I own a slew of rental properties. Having just closed on my 11th one this past month, organizing is becoming difficult, espeically when it comes to expenses. Right now I am working on an excel sheet that catorgizes each rental, tells me the tenants name, contact info, rent paid for what month, and then the expenses month by month as if it's shown on a Schedule E. This is great for expenditures, however it involves calling multiple excel sheets at a time for each month as excel wont let me make a drop down box that i can add multiple expenses to and then show me the total accrued figure as the top line. Very frustrating.

Overall, what i need is a user friendly interface that allows me to simply track expenditures month by month, property by property in a format that looks similar to a Schedule E as it will allow my accountant to very easily get everything up and running rather than look through all of my receipts.

If it can also take into affect what items were purchased that have depreciation... that would be great too. Possibly it can mark what year the depreciation started, the term(depending on the item), and how long is left on the depreciating asset.

I think this would help a lot of landlords for the most part. I have tried software solutions such as Quicken's Rental Manager, however i find the interface clunky and it doesnt do a lot of the things i need it to do as a landlord.
