Startup Idea: Rental Property Management and Screening Application

Startup idea to develop a web-based application that streamlines the rental property management process. Features may include scheduling viewings, accepting tenant applications, electronic document signing, paystub submission, as well as integrative credit and personality background checks.

I currently own a house that we converted to a rental property and I just went through the challenging task of trying to select a tenant to live in the property. We had over 20 applicants and over 200 phone calls that we received about the house in the matter of a week. It was so overwhelming and when it came time to selecting the tenant it all ran together. The other problem we had is the people we felt were most qualified failed the credit/background check.

It would be extremely nice to have an web based application that people could setup a time to view, apply to lease, e-sign documents that I upload, submit paystubs.

In addition to this it would be helpful to have them take a personality based test including questions about what they would do in certain situations. This would help eliminate running credit for applicants that aren't really qualified. We had one candidate with a criminal background and it would be helpful to be able to eliminate them before we run their credit just by asking the question up front.
